Some highlights from HBI’s 2026 Healthcare Property Special Report

This week we have published our third annual Special Report on European healthcare property investment. 

As well as an update on the general state of investment activity in the market, this report features more case studies than last year’s report, and an even more in-depth discussion on the on-going dearth of new developments across most of the continent, and what investors and operators can do to ameliorate the situation.

The case studies offer some compelling examples of innovative new models that show promise in this context, including:

Spanish REIT Healthcare Activos discuss how they are building more nursing homes than anyone else in Europe by being super selective in the locations they build in, the operators and developers they partner with, and designing the buildings themselves with a view to optimising operational and build-cost efficiency. 

Belgian REIT Cofinimmo present two new complexes of theirs which achieve efficiencies by combining different types of care offerings on a single site, such as nursing care, assisted living, rehab, primary care, child care, and a ‘care hotel’, a new type of facility which gives people in rehab the option of self-funding to extend their stay.

German senior living operator Schönes Leben Gruppe has built six premium senior (assisted) living facilities in Germany in the last few years, and has plans for six more (one of which will be in Spain). The fact that people staying here entirely self-fund means this model doesn’t face the same constraints as nursing homes, which are mostly funded by the statutory care insurance system in Germany. 

French real estate investor MoZaic Asset Management is about to start work on a new type of care resort in Spain, which could be seen as a cross between a wellness resort and an assisted living community. The idea is that people will come and stay for a period of a few months at a time, rather than just a couple of weeks, and can do health tests as well as engage in various health-promoting activities.
