Residential propco deals blow up post-COVID
This week HBI looks at the volumes of property deals at Europe’s three biggest healthcare REITs by the number of sites purchased. More residential care providers are selling off properties than the year before the pandemic hit.
Data from Cofinnimo, Aedifica and Icade Sante shows that nearly all of the purchased properties in the past three years are from the residential care sector, and within that, mostly nursing homes. The three REITs have purchased very few acute care properties in the same time period.
So far in 2021, the REITs have bought around 210 care properties, nearly triple the 72 bought in 2019. In the past 11 months, Aedifica has bought 46% of the care properties, Cofinimmo 44% and Icade Sante the remaining 10%.
The deal flow has slowed slightly heading in the second half of 2021, likely caused by earlier delayed deals pushing volumes high in the first half.
